Land cold calling, done for you

Every parcel has an owner. We get them on the phone.

LandDial pulls county land records, skip traces the owners and dials them for you. You get motivated land sellers with reason, timeline, price and condition confirmed, delivered to your CRM.

  • 2,000 to 4,000dials per caller per day
  • 100 to 150owner conversations per day
  • 20 to 30qualified sellers per caller per month
See how it works

How LandDial works

  1. 01

    Pull county records

We pull fresh land records from county sources for the counties you buy in, then filter them by flood zone, slope, wetlands, easements, road frontage, utilities, lot shape and zoning.

  2. 02

    Skip trace and scrub

Every owner runs through skip tracing, then known litigators and Do Not Call numbers are scrubbed out. Records are scored for motivation: years owned, out of state owner, tax stress and recent filings.

  3. 03

    Dial at volume

Your caller works a monitored power dialer on 40+ local numbers, so owners see a familiar area code. That is 2,000 to 4,000 dials and 100 to 150 conversations per caller per day.

  4. 04

    QA every lead

A QA reviewer listens before anything reaches you. A LandDial lead has all four pillars confirmed: reason for selling, timeline, price and condition of the parcel.

  5. 05

    Deliver same day

Qualified sellers land in your CRM or the Nedialo portal the same day, with the recording, QA notes and parcel details. Your dashboard shows dials, talk time and pipeline live.

  • 2,000 to 4,000Dials per caller, per day
  • 100 to 150Owner conversations per caller, per day
  • 20 to 30QA approved sellers per caller, per month
  • 40+Local numbers on every dialer

FAQ

Questions land investors ask us.

Do you sell land or land leads lists?

No. We do not sell land and we do not resell lead lists. We work your target counties with a dedicated caller and deliver sellers who told us, on a recorded call, that they want to sell.

What counts as a LandDial lead?

A seller with all four pillars confirmed on the call: a reason for selling, a timeline, a price expectation and the condition of the parcel. QA listens to every one before it reaches you, and anything that misses a pillar is removed.

Why is your lead count lower than some competitors claim?

Because our definition is stricter. Each caller typically produces 20 to 30 fully qualified sellers a month. We would rather you pay for a short list of real conversations than a long list of maybes, so we compare on cost per qualified seller, not raw counts.

Is the data included?

Yes. Every plan includes county sourced land records, filtered and skip traced, so you do not pay a separate data bill. Basic includes 8,000 records a month, Pro 18,000 and Elite 29,000.

Which states and counties do you cover?

All 50 states. You pick the counties, acreage range and filters, and we build the list around your buy box. See the Land markets page for state level data.

How do you handle TCPA and Do Not Call rules?

Numbers are scrubbed against the National Do Not Call Registry and known litigator lists, and calls are placed inside local calling hours. Some states, Florida for example, add their own rules, so we review your target states with you before dialing. You should still confirm your obligations with your attorney.

Who are the callers?

Trained, QA monitored callers from the Nedialo call floor, coached on land specific scripts: inherited parcels, out of state owners, back taxes and buildability questions.

Where do the leads go?

Into your CRM or the Nedialo client portal, the same day, with the call recording, QA notes and parcel details attached.

How is LandDial related to Nedialo?

LandDial is a Nedialo company and a sister brand of StormSync. It runs on the same call floor, QA team, dialer and BatchLeads partnership, focused only on land.
